Low FPS. VRAM Bug or Something Else?

ISSUE DESCRIPTION

Description of the issue:

I am getting seriously low FPS at any airport in any airplane. Sometimes the sim runs great, getting very high fps in NYC, and most of the time the game runs horribly, single digit FPS in low density areas and in areas it sometimes runs perfectly in.

[PC Only] Did you remove all your community mods/add-ons? If yes, are you still experiencing the issue?

Yes, this is a fresh pc build.

FREQUENCY OF ISSUE

How often does this occur for you (Example: Just once, every time on sim load, intermittently)?

Almost everytime I get on the sim as of this week, sometimes it smooths out, but it will eventually fall back into horrible performance if I did not already start the flight with it.

REPRODUCTION STEPS

2. Have 1080p settings Ultra Preset, TAA and Frame Gen On

What peripherals are you using, if relevant:

[PC Only] Are you using Developer Mode or have you made any changes to it?
I have used it to see my FPS to try to figure out what is happening, other than that no.

[PC, MSFS 2020 Only] Are you using DX11 or DX12?

[PC Only] Many issues may be due to an outdated graphics card. Please state your Graphics Card Driver Manufacturer (NVIDIA, Intel, AMD) and Version:

RTX 4070 Super, Ryzen 7 9700x, 32GB DDR5 RAM 6400Mhz, Gigabit Ethernet

This was the absolute worse one I have ever had, usually it drops to about 10-15 fps, and if performing somewhat well I can see maybe 30-45.

This clip is from an airport I have flown at numerous times with zero issues, but 90% of the time I do have issues. Same aircraft, same settings. Other times flying here I was getting near 100FPS.

Overall, I am dealing with unplayable amounts of FPS on a setup I feel as if should be performing very well at 1080p. The issue is random and doesn’t really seem to have a trigger that makes it happen every time, however it happens more than it doesn’t. Even after reinstall, restarting, restarting PC, etc.

I have ruled out anything on my PC’s side, ran numerous benchmarks and stress tests and all came back performing above average, also having zero issues playing any other demanding titles.
