Texture popping Sawanosejima approach

Took a flight from Nagasaki down to Sawanosejima . Pretty disappointing to see the island textures popping like FSX on approach. I’m running a GTX2080ti (11gb) with a top end NVME SSD and plenty of RAM and this is happening on an island surrounded by water. What’s happening here? Texture popping should not exist in MSFS2020, not to mention how bad it will look when VR is implemented.

I notice lots of pop ins too. Tried 200 lod settings but no avail. They simply pop in from everywhere. So immersion breaking.
