Texture that looked fine in blender is looking wrong in game

Hi,
I guess this has been a topic before, however, my issue might be slightly different.
I have a tile-like texture for an airport, that looks perfectly fine in blender, once exported into the game, however, looks awful. Please refer to the images provided.
It also looks kinda metallic, even though it shouldnt
The thing is: I know about asobos way with ao, roughness & metal maps in color channels, I also checked all normals and so on. All other texture maps I used look perfectly fine and their regarding maps and normals look correct.

I tried many things and I have no idea how to make it work. Unfortunately I have no other texture that would fit this surface, so I kinda have to use it. If anybody could help me in any way, that would be awesome! Thank you guys!

I also have a problem with textures on some models looking distorted or not in the same position on the model that they are when exported from Blender or Sketchup. I opened a ticket with them a few weeks ago. I encourage you to open a ticket as well. The more they receive on this issue the better.
